Parking Structures

Southbridge Towers, New York City, NY

Two, Four-Level Parking  Structures

FKC investigated the causes for the extensive deterioration of these two parking facilities.  The reinforced concrete waffle slab system exhibited large concrete spalls and punching shear cracks at the vicinity of the columns.  FKC performed  a condition survey and testing in order to determine the causes and extent of the damage. Concrete cores were extracted and tested to determine the in-situ concrete strength. Chemical and petrographic tests were also performed to evaluate the properties and durability of the concrete.  Impact-Echo testing was performed in order to measure the extent of concrete delamination.   FKC prepared an engineering report with conclusions and recommendations with alternate repair methods and provided a construction cost estimates.  FKC prepared design drawings and specifications for the selected repair methods.

Eight, Seven-Level Parking Structures

These  eight reinforced concrete parking structures suffered  extensive deterioration in the form of cracking and spalling of the reinforced concrete waffle slabs.  FKC investigated the causes for the concrete damage.    FKC performed a condition survey and testing to determine the causes and extent of the concrete damage, and prepared a report with findings, conclusions and recommendations.  Additionally, FKC provided litigation support services.

 E. 24th Street, Manhattan, NY

Parking Garage Rehabilitation

FKC conducted structural  investigation of this two level reinforced parking structure and prepared a report with conclusions and repair recommendations for the heavily deteriorated parking deck slabs.  Condition survey and testing were performed during the course of this investigation.  Impact-Echo testing was performed to detect delaminated concrete areas.  Contract documents were prepared for the selected repair method.   FKC  provided construction administration services.

Copperridge, Lyndhurst, NJ

Parking Garage Rehabilitation- 300,000 sq. ft. , 4-Level Structure. 

FKC performed a structural investigation and prepared drawings and specifications for the repair of the cracked and spalled concrete slabs, leaky expansion joints, open mortar brick joints, and installation of new waterproofing traffic bearing membrane.  FKC  provided construction administration services.

Lakeview, Manhattan, NY 

Parking Garage Rehabilitation

FKC performed a structural investigation and prepared construction documents for the repairs of the distressed cracked and spalled concrete deck, leaky plaza drains, deteriorated edge joints and roof.  Waterproofing traffic bearing membrane was installed.  FKC provided construction administration services.

Parkchester, Bronx, NY

Five-Level Parking Structure 

FKC conducted structural  investigation and prepared a report with conclusions and recommendations to repair the heavily deteriorated parking deck, as well as the leaky masonry facade.  FKC performed condition survey and testing, including Impact-Echo testing to detect delaminated concrete areas.
