This 3-story NYC Landmark building (approximately 100 years old) is constructed of masonry bearing walls and wood floor joists. A commercial tenant attempted to excavate the crawl space to convert it to a usable cellar; however, the excavation operations caused significant undermining of the south load bearing foundation/bearing wall, which settled approximately 5 inches. The arching action of the masonry wall prevented the wall from total collapse. FKC investigated the causes of this failure and designed remedial underpinning (reinforced concrete) of the existing rubble foundation wall; once the underpinning was installed, the rubble foundation wall and masonry bearing wall were replaced with a new reinforced CMU wall. Additionally, FKC has provided construction administration and NYC Special Inspection services during construction. |
